What does Remote Owner do?

Remote Owner handles the complete initial setup of your short-term rental — everything from creating your listing and configuring your pricing strategy to setting up your house manual, guest communications templates, and smart home integrations. We're a consulting and setup service, not a property manager, which means you keep full control (and full revenue) of your property.

How is Remote Owner different from a property management company?

Property managers take over the day-to-day operations of your rental and typically charge 20–30% of your gross revenue indefinitely. Remote Owner gets you properly set up to run your own STR — then hands the keys back to you. You own the listing, the guest relationships, and all the income.

Who is Remote Owner a good fit for? 

Anyone who wants to self-manage their 30A short-term rental but doesn't want to figure everything out from scratch. That includes first-time STR owners who want a turnkey launch, and experienced owners who are tired of paying a property manager and are ready to take back control.

What does the setup process look like?

After you sign on, we walk you through a detailed onboarding questionnaire to capture your property details and preferences. From there we build out your listing, configure your booking platforms, set up your pricing tools, create your guest communication flows, and deliver everything ready to go live. Most setups are completed within a few weeks.

Do I need to be local to use Remote Owner?

No — that's the point. Our entire process is designed so you can manage your 30A property from anywhere. We set you up with the tools and systems that make remote ownership genuinely manageable.

What platforms do you set up listings on?

We primarily work with Airbnb and VRBO, and can also configure a direct booking setup depending on your goals.

Do I need any licenses or permits to rent my property on 30A?

es. Short-term rentals in Walton County require a Florida DBPR license and registration for the Walton County Tourist Development Tax. We'll walk you through what you need and when to get it done as part of your setup.

What are the tax obligations for a 30A short-term rental?

You'll need to collect and remit Florida state sales tax and Walton County's Tourist Development Tax on your rental income. Most booking platforms collect and remit some of these automatically, but setup varies by platform — we help you get this sorted correctly from the start.

What does Remote Owner cost?

We charge a one-time setup fee rather than an ongoing percentage of your revenue. Pricing depends on the scope of your setup. Reach out for a quote — most clients recoup the cost within their first month of bookings compared to what they'd pay a property manager.

What do I need to handle after setup is complete?

Once we hand off your property, you're responsible for day-to-day operations: responding to guests, coordinating cleaning and maintenance, and managing your calendar. We set up the systems to make all of that as streamlined as possible, and we're available for add-on support if you need it down the road.
